Trace the balcony front, returns and overhead junction

A balcony assessment should cover the front, side returns and the junction with the floor above. Include the existing railing, doors, planters and furniture in photographs. An opening that looks enclosed from the living room may still have an untreated side. The proposed work should identify exactly which openings are included.

Check facade approval before drilling balcony finishes

• Check the apartment association's facade rules and the owner's approval before fixing dates. Ask whether drilling affects tiles, waterproofing or finishes.
• Discuss floor height, external access and the supporting surfaces. Do not assume that the existing glass or railing is a suitable fixing point.
• Explain how the balcony is used for cleaning, drying clothes, sitting or servicing equipment. Required access must be considered before the cable layout is approved.

A front-edge barrier may leave outside bird ledges untreated

A barrier at the front edge and exclusion of birds from an outside ledge are different tasks. Ask the installer to mark any AC platform, pipe opening or side gap that remains outside the scope. Avoid interpreting a neat front line as proof that every route has been covered.

Check balcony coverage at handover and after damage

At handover, compare the fitted openings with the agreed scope, confirm the maintenance instructions and keep the warranty terms. Report loose cables, moving anchors or damaged surfaces promptly. Continue supervising children and pets and keep climbable items away from the railing.
